My Experience with Innkeeper Lisbon
When I first partnered with Innkeeper Lisbon to manage my property in Lisbon, I expected a professional, reliable service. What unfolded instead was a year-long nightmare of late payments, broken promises, and poor management under João Alves, Sergio Coelho, and Jorge Volga.
Chronic Payment Delays
From September 2024 onward, rental income transfers consistently arrived late, often by several weeks or even months. Despite repeated assurances from João Alves and Jorge Volga that the “wire was on the way,” the reality was constant excuses, false promises, and no accountability.
Unpaid months included:
- September 2024: €9,720.70
- October 2024: €8,097.21
- December 2024: €2,917.57
- January 2025: €823.93
Each time I inquired, the answer was “it will arrive tomorrow” — a tomorrow that rarely came.
Excuses and Lack of Transparency
Whenever I demanded updates, João Alves responded with vague explanations, often blaming “holidays,” “technical issues,” or “staff illness” for months-long delays. Meanwhile, Sergio Coelho and Jorge Volga offered inconsistent and contradictory statements, making it impossible to trust anything being said.
Despite paying management fees faithfully, I was treated with disregard. They consistently failed to provide proper revenue breakdowns or timely expense reports, violating basic standards of property management.
Negligence and Property Issues
Beyond financial mismanagement, property maintenance was also handled poorly:
- AC unit installations were delayed by over a year.
- Water heater failures and Wi-Fi outages went unresolved for weeks.
- Check-ins for guests were chaotic due to poor communication and lack of preparation.
Basic responsibilities were neglected, leading to guest dissatisfaction and further revenue loss.
Unfulfilled Tax Obligations
Innkeeper Lisbon also failed to fulfill their contractual duty to manage my tax filings, despite charging me for it. After two years, no tax submissions were completed, exposing me to potential penalties with Portuguese tax authorities.
Pattern of Behavior
Upon further research, I discovered multiple complaints about Innkeeper Lisbon online. Late payments, bad communication, and lack of professionalism appear to be systemic issues under their current leadership team: João Alves, Sergio Coelho, and Jorge Volga.
It’s important to note — these are not isolated incidents.

These messages reflect only a portion of the continued mismanagement and financial neglect exhibited by Innkeeper Lisbon.
